The Highlands estate with over three hectares of open space

Vacant land is in short supply in NSW’s major cities. A Domain search for at least 450 square metres of vacant land in Sydney priced under $600,000 throws up around three dozen listings. In Canberra, the same search filters deliver only three results.

Little wonder, then, that buyers from both of these city centres are heading to the Southern Highlands where a new stage in the Novm master-planned estate Ashbourne at Moss Vale has just been released.

Set midway between Sydney and Canberra, Moss Vale is known for its rolling countryside and beautiful gardens. There’s a handful of wineries, a popular brewery, nature reserves and working farms.

Ashbourne is right next door to Moss Vale’s picturesque golf club, with an 18-hole course weaving through well-established avenues of pines, elms, gums and claret ash.

Stage one of the estate sold out at a launch weekend 18 months ago, with a total of 143 lots snapped up across an online and on-site event. Buyers queued in the rain for appointments and on the morning of the release, 35 properties were bought in the first 30 minutes alone.

Novm has now released a further 28 lots in stage two, ranging in size from 450 square metres to 622 square metres, with 15 still available.

Angela Villate, Novm’s project development manager says the block sizes are larger than typical land subdivisions in Sydney and Canberra and offer better value.

Buyers are able to engage their own builder, with flexible design guidelines in place to allow plenty of customisation while ensuring the overall quality of the estate. There’s the opportunity to work with an architect to build your dream home, or partner with a project home builder.

Ashbourne will include 3.2 hectares of open space within the estate and 7.7 kilometres of paths and cycleways, plus a community hub alongside a lake.

First-home buyers have been among the most enthusiastic buyers at Ashbourne, says Villate, including Southern Highlands’ locals who have moved away from the area for work and are now returning to raise families.

Retirees, downsizers and tree-changers are also in the mix, alongside professionals able to work from home.

Ashbourne is just 3.5 kilometres from the Moss Vale town centre, where you’ll find a host of cafes and restaurants, a choice of supermarkets and bakeries, clothing and homeware stores and plenty of professional services.

And, of course, you can take a scenic drive to the other Southern Highlands’ towns, from sleepy Robertson to bustling Bowral, the largest town in the region and only 13 minutes’ drive from Ashbourne. The drive to Wollongong and nearby coastal villages takes about an hour.
